Planning a Property Purchase That Depends on Another Sale
Plan a property purchase in Syria that depends on another sale: separate available proceeds, linked dates, independent commitments and temporary housing needs.
In this article

If buying your next home depends on selling another property, start with the connection between the two transactions. The amount you hope to receive and the date you hope to move are separate uncertainties. A purchase can become difficult even when the expected sale price appears sufficient, because money, possession and obligations may become due in a different order.
For a property purchase in Syria, prepare a linked-sale planning brief before treating an expected sale as available funds. Identify what the purchase depends on, which evidence supports that expectation and what would happen if the sale changed. This brief helps your household and advisers coordinate decisions. It does not link contracts legally, establish a right to delay payment or recommend a borrowing arrangement.
Name the dependency between the two properties
Give the property being sold and the property being considered separate references. Describe your role in each and identify any other people whose decisions are needed. Then write the actual connection: does the purchase need all the sale proceeds, a defined part, or only release of the current home so the household can move? Avoid the vague statement that everything must happen together.
Separate financial dependence from practical preference. A household might have enough independently available funds for the purchase but need time to clear the old home. Another might be able to move easily while being unable to fund the next payment until the sale money is usable. These situations require different questions, even if both households describe themselves as selling and buying.
The UK government's home-buying overview notes that linked buyers and sellers can lengthen its described process. Use that as background for identifying dependencies. Its England-and-Wales transaction sequence, average duration, ownership rules and contract milestones do not establish how a Syrian transaction proceeds. Ask your independent Syrian property lawyer to assess the actual arrangements on both sides.
Distinguish an expected price from money available to use
Start with the proposed sale amount in its original currency and state where it comes from: your asking price, a buyer's proposal or a reviewed agreement. List the obligations that may reduce what remains, using amounts established for your circumstances. Leave unconfirmed charges or disputed allocations open. An attractive offer cannot settle an unanswered question about the net amount available for your next home.
Next record the event after which each expected amount could actually be used. A proposed payment date, a payment instruction and verified receipt are different records. Ask the appropriate advisers or financial provider what evidence and conditions apply. Do not assume that a screenshot, an assurance from an intermediary or the calendar date written in your own plan establishes access to the money.
Our purchase cash-flow planning guide helps place payments and available funds on a timeline. For a linked sale, identify the exact incoming amount supporting each outgoing payment. Keep independently available funds separate, and show which household reserve must remain untouched. Do not count the anticipated sale proceeds as both a purchase payment and the same reserve.

Keep the commitments on each side separate
Prepare two short timelines and connect only the events that genuinely depend on one another. For the sale, note proposed reviews, payment events and possession arrangements. For the purchase, note the corresponding proposed obligations. Mark the source and status of each date. Two parties choosing the same target day does not show that either agreement accommodates a delay in the other.
Bring the connection to your lawyer before making commitments. Ask what happens under each proposed agreement if the other transaction is delayed, changed or does not proceed. Which decisions require fresh agreement, and how should a dependency be communicated? The planning brief should preserve the advice and unresolved questions; it should not contain self-written clauses presented as legal protection.
Imagine a hypothetical household expecting sale funds in the third week while a purchase payment is requested in the second week. Moving both entries to the third week in a spreadsheet would hide the problem. The purchase proposal needs to be clarified and independently reviewed, or the household needs another verified basis for proceeding. An assumed loan, informal advance or refund cannot fill the gap merely because the arithmetic requires it.
Keep changes on both timelines visible. A revised sale amount may affect purchasing capacity, while a revised possession date may affect moving arrangements without changing the price. Our negotiated offer change record helps preserve those revisions. Identify which version each adviser has reviewed before relying on an earlier answer.
Test where the household would live between transactions
Consider three possible sequences: the sale progresses before the purchase, the purchase progresses before the sale, or the dates appear aligned. These are planning scenarios, not recommendations. For each, identify where people and belongings could stay, which spaces would remain accessible and which proposed services or bookings would need confirmation.
MoneyHelper's selling guide discusses temporary renting after a sale and the need to account for rent and storage. This is limited planning context from a UK guide. Its mortgage products, taxes, fees, legal procedures and assumptions about available services are not adopted for Syria. Any temporary accommodation or storage option needs its own actual availability, terms and suitability checks.
A fallback is incomplete if it depends on another unconfirmed promise. Staying with family requires their agreement and a workable duration; rented accommodation requires a reviewed arrangement; storing furniture requires a suitable confirmed place. Record the consequences if the gap lasts longer than first expected. Avoid paying for an inflexible move merely because two tentative dates happen to match.
Give every material change a decision owner
Identify who will gather updates for each transaction and who can decide what to do with them. A person collecting messages is not automatically authorised to accept revised terms. Share a concise dependency summary with the relevant advisers through an appropriate route, while keeping identity documents, payment details and unrelated personal records out of a general coordination message.
When an update arrives, state which assumption changed and what now needs review. A buyer requesting more time, a changed sale scope or an unresolved purchase inspection can affect different parts of the plan. Ask for evidence through the agreed channels and record its source. Do not treat a confident prediction from one participant as confirmation from everyone involved.
Before the next commitment, check whether the plan still works using the information actually available: usable funds, independently reviewed obligations, possession arrangements and a credible place to stay if dates separate. If it works only when both transactions follow an optimistic sequence, make that dependence explicit. The purpose is to understand what the next decision relies on, while there is still time to obtain advice and reconsider it.
