Why Asking Prices Are Not the Same as Completed Sale Prices

Understand why advertised asking prices differ from completed sale evidence, and how to keep that distinction clear when comparing property in Syria.

An asking price tells you what a seller is currently requesting. It does not, by itself, tell you what a buyer has paid, what a lender would accept, or what an independent valuer would conclude. This distinction is essential when comparing properties in Syria, particularly when listings arrive through different channels, use different currencies or describe floor area in different ways. A spreadsheet full of asking prices can be a useful starting point, but it is not automatically evidence of completed market transactions.

The practical objective is to understand what each number represents before using it. Keep the source, date, currency and property reference attached to every figure. Avoid treating a screenshot without context as a reliable comparable. Where evidence is incomplete, mark the limitation clearly rather than filling the gap with a confident estimate.

Label the type of price you are recording

Use separate fields for advertised asking price, revised asking price, an offer, an agreed figure reported by a party, and a documented completed transaction. These labels should not be interchangeable. If someone says that a nearby home sold for a certain amount, record the statement as an unverified report until suitable evidence supports it. Do not silently promote it into a confirmed sale.

An offer can include conditions, a proposed payment schedule or an assumption about what is included. Even if the headline number is clear, the rest of the arrangement may be important. Record those conditions where known. A comparison that ignores them can make two very different proposals look equivalent when they are not.

Separate market value from a seller's request

RICS uses a defined concept of market value tied to a valuation date and assumptions about a properly marketed transaction between informed parties. That is different from simply reading a number in an advertisement. A formal valuation also requires an appropriate scope of work and evidence. The definition should not be taken to mean that any online average is a professional valuation.

For your own research, avoid relabelling a listing average as “the value” of an apartment. Describe it accurately as the average asking price of the listings you collected, on the dates you collected them, subject to the differences between those properties. This wording is less dramatic, but it makes the evidence easier to interpret and keeps the conclusion within what the data can support.

Make the properties comparable before comparing numbers

Start with location, property type, usable layout, condition and the stated area. Then look at the floor, access arrangements, outdoor space, parking, contents and any other feature that materially changes what is being offered. A large difference in asking price may reflect a difference in the property, an unresolved issue or an owner's expectations. The number alone cannot tell you which explanation is correct.

Suppose two advertisements each describe a two-bedroom apartment. One includes an outdoor area in its quoted size and the other does not explain the measurement. A price-per-square-metre calculation would appear precise while comparing uncertain inputs. Before calculating, ask how each area was measured and which spaces are included. If you cannot reconcile the definitions, retain the figures but avoid presenting the comparison as equivalent.

Preserve the original currency and quotation date

Keep the original quoted amount and currency in your records even if you prefer to view everything in another currency. Add the conversion rate, its source and the date used for your comparison. Do not overwrite the original figure when updating a spreadsheet. Otherwise, you may later be unable to explain whether a price changed or the conversion changed.

A converted display is a comparison aid, not an agreement about payment. The parties still need to clarify the proposed currency, timing and terms of a transaction and obtain appropriate advice about applicable requirements. This article does not recommend an exchange rate, payment route or currency strategy. Its purpose is to make the information behind a comparison visible.

Check whether the listing is still current

A listing can remain visible after its terms have changed or after the property is no longer available. Before adding a price to a shortlist, ask when the availability and price were last confirmed. Record the date of your check separately from the date the advertisement was first published. Both may matter when interpreting the information.

If you see several versions of what appears to be the same property, compare the references, photographs and descriptions. They may be duplicate advertisements, revised terms or genuinely different units. Do not count them as separate observations without checking. A small sample can be distorted when one property is repeated several times across different channels.

Use ranges and questions without inventing certainty

When evidence is limited, the most useful output may be a list of questions rather than a single estimated value. Why is this property above the other asking prices? What condition differences have been documented? What is included in the figure? Are there unresolved documents, occupancy arrangements or works that need professional review? These questions direct the next stage of investigation.

If you summarise a range, explain what is inside it. A range based on five current apartment advertisements in one defined area is not a citywide price index. A range combining homes, shops and land is unlikely to answer a residential comparison question. Keep the scope narrow enough that a reader can understand what the numbers do and do not describe.

Keep cost and suitability beside the price

The headline figure is only one part of a decision. A property may involve repairs, furnishing, management or other costs that need separate confirmation. Its layout and location may also fit your plans better or worse than another option. Record these considerations alongside the price instead of assuming that the lowest asking figure is automatically the strongest choice.

A simple comparison sheet can use columns for reference, location, date checked, asking price, currency, area definition, condition, included items, open questions and next action. There is no need to assign a financial score before the underlying facts are understood. The sheet should help you ask better questions, not create an appearance of certainty from incomplete records.

Move from browsing to evidence

Use the Syria property search to organise the locations and property types you want to review. Keep your buying preparation in the Investment Handbook, and use the enquiry form when you need to discuss a specific listing reference or a missing detail. Request current information before treating any advertised figure as part of an offer decision.

The central habit is simple: name the number correctly, keep its context and check the evidence before drawing a conclusion. Asking prices can help you understand what is being offered. Completed prices, professional valuations and total ownership costs answer different questions, and each needs its own supporting information.
