Comparing Property Area Figures Before Buying

Compare property area figures before buying in Syria: record their sources, identify included spaces and resolve differences with the right professional evidence.

The listing gives one area. A drawing shows another, and a document supplied by the seller contains a third. Before deciding that an apartment is smaller than advertised, establish what each number describes. A difference might concern the spaces counted, the drawing's purpose, a later alteration or the identity of the asset. It could also be an error. The buyer needs an explanation supported by evidence, rather than an average of the competing figures.

For a property purchase in Syria, begin by gathering the original statements and identifying the question that matters to your decision. Are you comparing apartments, checking a claimed store, or trying to understand why the proposed purchase differs from a record? This article helps organise that enquiry. It does not establish a Syrian measurement convention, certify an area or determine ownership. Technical measurement and interpretation of property records require the appropriate independent advisers.

Preserve each figure with its original meaning

Create a separate entry for every quoted area. Copy the number, unit and accompanying wording exactly. Add the property's reference, the source file or listing URL, the person who supplied it and the date you received it. Keep any original drawing and document intact; place your questions in a separate note. A seller's message explaining a number should sit beside the original source rather than replace it.

Do not translate a vague label into a definition of your own. If a listing calls an area “total,” ask what makes up that total. If a document uses an unfamiliar expression, have your lawyer explain its relevance to the proposed asset. Record whether the explanation comes from the author of the measurement, the seller or an intermediary. Someone repeating a figure is different from someone able to explain how it was produced.

Check the unit before discussing a discrepancy. A length, a floor area and a land area answer different questions even when they appear on the same sheet. Retain the original unit if a comparison requires conversion, and show the conversion separately. More decimal places do not make a seller's estimate more reliable. Where the number is described as approximate, preserve that qualification throughout the purchase discussion.

Identify the space behind the number

Ask which physical extent each source covers: the exact apartment, a whole floor, the building, a land parcel or a combination of spaces. Check the unit reference and floor description against the proposed purchase. A plan of a typical apartment layout is not automatically a measurement of the unit being offered. Similarly, a building total should not be divided between apartments without an established basis for doing so.

Make a list of possible inclusions to ask about, rather than a list of things assumed to count. It might contain internal walls, balconies, terraces, storage, circulation or shared facilities. Ask the source of the figure to identify what is included and excluded, ideally on an annotated drawing. None of these items has a universal treatment for this article's purposes. Do not invent a local percentage adjustment for balconies or shared areas.

Keep rights and measurement questions connected but separate. Knowing that a room occupies a certain area does not show that it belongs to the proposed purchase. The boundary and access review guide explains the documentary questions surrounding claimed spaces. A store described in a listing needs identification and legal review even if its dimensions have been accurately recorded.

June 2026 upload is not capture. United States identification comes from source category, not a verified address; exact location unestablished. Visible openings, floor vent and unfinished electrical fitting are incidental and have not been assessed for operation or safety. Ask how and when the area was established

Request the measurement basis, who prepared the figure, when the relevant information was collected and whether it came from a site measurement or another drawing. Ask what could not be accessed and whether anything was estimated. A dated professional report may explain these limitations; a marketing image may not. The useful answer is an account of the work behind the number, not simply a statement that it is correct.

The current RICS measuring-practice overview emphasises recording the adopted measurement basis. The IPMS public overview describes an effort to improve consistency between measurement practices. These are limited background sources, not proof that a particular Syrian record uses either approach. Ask an engaged professional which basis suits your instruction and how it relates to the supplied records.

Check whether the physical arrangement has changed since the information was produced. A proposed layout, an earlier partition arrangement and today's apartment could represent different extents or uses. Record the claimed change and its source without redrawing the evidence yourself. The floor-plan reading guide can help identify the drawing's purpose before a specialist investigates an apparent mismatch.

Reconcile differences without manufacturing agreement

Consider a fictional enquiry in which a listing states 120 square metres, a supplied drawing labels 106 and another record shows 112. These invented numbers are not Syrian market data. The buyer should not adopt 112 because it happens to sit between the others. First ask whether the sources identify the same asset, whether they count the same spaces and whether they describe the same arrangement at the same date.

An explanation might identify a separately counted balcony or a drawing limited to particular rooms. Record the explanation, the supporting reference and who confirmed it. If the explanation cannot account for the difference, leave the discrepancy open. Do not enter a balancing amount labelled “walls” merely because it makes the arithmetic work. An unexplained remainder is a question for investigation, not a newly discovered component of the property.

Give the technical adviser and lawyer the complete set of figures with the discrepancy highlighted. Ask the technical adviser what measurement or drawing comparison would establish the physical extent, and ask the lawyer how the relevant records identify what would be acquired. Agree access and the scope of any commissioned work beforehand. Measuring one accessible room yourself cannot reconcile the whole apartment or verify a documentary area.

Decide which comparison is ready to use

Keep unresolved figures out of a precise price-per-area ranking. Two asking amounts divided by differently defined areas can produce a convincing but misleading order. If the evidence eventually supports a comparable basis, retain the basis, source and limitations beside the calculation. That calculation still does not establish value, ownership, condition or the total cash required to purchase and use the home.

End the enquiry with a short reconciliation note. State which figures were explained, which remain uncertain, what further evidence is needed and whether the uncertainty affects your proposal. Preserve the originals and dated replies so the next adviser can follow the reasoning. A buyer does not need to make every number agree; the buyer needs to understand which number can support each decision and what remains unconfirmed before commitment.
